6E Construction regularly participates in developing design/build parameters and test fit pricing in concert with Owners, Architects and Engineers. During the development of the conceptual and preliminary design 6E Construction will advise on selection of materials, building
systems and equipment while providing up to date cost analysis and material availability. Site survey, current cost analysis and timely recommendations are provided on the basis of construction feasibility, availability of materials and labor, time requirements for procurement, installation and construction factors related to costs. This includes costs of alternative designs or materials, preliminary budgets and analysis of possible economies. We also provide information on long-term life cycle and maintenance costs to enable the client to make the most cost-effective decisions.

document phase to assist and provide service as per the following:

A Project Schedule is developed immediately that coordinates and
integrates the Architect and Engineer’s time requirements with the
required construction timetable. It is updated to incorporate detailed
operations of the Project, realistic activity sequences and durations, allocation of labor and materials, processing of shop drawings and samples, and delivery of products requiring long lead time procurement. Opportunities to improve or to limit procurement duration will be
addressed during the DD phase and early procurement if applicable will be recommended. The client’s occupancy requirements are always the paramount governing force over the schedule. Owner’s contractors and vendors requirements will be included in the overall project schedule. Confirmation of their long lead times, opportunities to pre-wire and any requirements for coordination with our work will be included in the master project schedule.
A Project Budget is prepared incorporating all project cost requirements within the parameters of the guaranteed maximum price. It is updated and refined as the development of the Drawings and Specifications proceeds. Additionally, the Client and Architect/Engineer are advised if it appears that the project construction budget may be exceeded and recommendations are made for corrective action.
Coordination Of Contract Documents, Drawings and Specifications are reviewed as they are prepared. Alternative solutions are recommended whenever design details adversely affect the construction budget or schedule.
Long lead items are identified. They are expedited when necessary to ensure delivery by the required dates.
Recommendations are made to the Architect and Engineer regarding the division of work in the drawings and specifications to facilitate the bidding and awarding of trade contracts. Phased construction is allowed taking into consideration such factors as time, performance, availability of labor, overlapping trade jurisdictions, provisions for interdependent installations and the tenant’s occupancy requirements.
The Drawings and Specifications are reviewed with the Architect and Engineer to eliminate areas of conflict and overlapping work to be performed by the various trade contractors. Trade contractors are contacted to enlist their interest in the project. Prequalification criteria are prepared for bidders. Once construction documents specifications are completed, competitive bids are solicited from all trades. A thorough analysis of all subcontractor bids is then conducted and the contracts are awarded or it is recommended to the Owner and Architect that such contracts be awarded.
The work of the trade contractors and material suppliers is orchestrated. Coordination and communication is maintained with the Architect and
Engineers to complete the Project in accordance with the Owner’s objectives of cost, time and quality. A dedicated full-time staff is maintained at the Project site to coordinate and provide comprehensive direction to the trade contractors on the Project. Additional support is provided by the Project Executive, General Superintendent and Division President. On-site organization and lines of authority are established. Procedures for coordination are established among the Owner, Architect/Engineer, trade contractors and Construction Manager with respect to all aspects of the Project. Progress Meetings are scheduled and conducted at which trade contractors, Owner, Architect/Engineer, Construction Manager and Superintendent discuss procedures, progress, problems and scheduling. The Construction Schedule is monitored regularly as the construction of the project progresses. Potential variances between scheduled and probable completion dates are verified. Incomplete work or work not started is reviewed and trade contractors are contacted and advised regarding adjustments in the schedule to meet the scheduled completion date. Summary reports of all changes in schedule are provided.The adequacy of the trade contractor’s personnel and equipment and the availability of materials and supplies to meet the schedule are determined. Courses of action are anticipated, developed and implemented when requirements of a Trade Contract are not being met.
Project cost control procedures are implemented. The Project Construction Budget is revised and refined, incorporating approved changes as they occur, and cash flow reports and forecasts are developed as needed. Complete accounting records are maintained on work performed under the agreement.
6E Construction will assist the Owner and Architect in obtaining all required building permits for permanent improvements as well as obtaining approvals from all the authorities having jurisdiction
If required, 6E Construction will assist the Owner or Architect in selecting and coordinating the professional services of special consultants such as data, telephone security and testing labs.
The Project Superintendent inspects the work of all trade contractors continually throughout the project for defects and deficiencies. The Trade Contractor’s Safety Program is reviewed for compliance with the 6E Construction’s Loss Prevention and Safety Policy. Corrective action is recommended by the Project Superintendent and compliance with the construction documents is enforced.
In collaboration with the Architect/Engineer, procedures are implemented forexpediting the processing and approval of shop drawings and samples.
The progress of the project is recorded and submitted to the Owner and the Architect/Engineer. Complete records are maintained on site for all purchase orders, contracts, as-built and shop drawings, samples, materials, equipment, maintenance and operating manuals and instructions, and other construction related documents including all revisions. At the completion of the project, they are organized and delivered to the Owner as part of the Close-Out Package for the project.
The Owner’s maintenance personnel are instructed in the operation of all systems and equipment. They are assisted in the initial start-up and testing by the trade contractors until all systems are fully operational. Manuals and guarantees are provided to the owners’ maintenance personnel. Warranted or guaranteed services and/or repairs are obtained where applicable.
